Access Statement


We aim to offer our guests a warm welcome and relaxed stay in our 5 bedroomed Victorian home. We are located on the west side of the Worthing and the following statement is a summary of our provision. All our guest rooms are on the first floor so are unsuitable for wheelchair users.

  • There is a bus stop within easy walking distance and there is a frequent bus service
  • The main train station is 5 minutes away by car
  • There is a local taxi service. Their number is in the ‘Contact Information. We can also make a booking for you
  • Our website provides pictures of our accommodation and directions from the North, East and West of Worthing
  • We are unable to accommodate pets.

Arrival & Car Parking Facilities

  • Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you
  • On Arrival to the property the entrance leads into the parking area
  • No marked parking bays but there is ample room for all cars
  • The block paved surface is level with evening lighting
  • We can assist guests with luggage
  • The centre of town is about 15 minutes walk and the beach is only a few minutes walk from the Guest House

Main Entrance

  • There are two steps leading to the front door
  • The front door is locked but we do have a doorbell. Once guests have checked in they have a key for 24 hr. access
  • The door leads into an entrance porch. To the left there is a small sunlounge with seating and to the right is the door with a step leading into the main house
  • On entry into our home there is a large entrance hall with stairs to the first floor and hallway to the breakfast room
  • There is seating provided in the entrance hall

Public Areas – General (Internal)

  • A hallway leads to the breakfast room /conservatory and has a step into the room. A door with a step down leads from the conservatory to the garden
  • Hallways have a good colour contrast and are well lit
  • The covering in all areas on the ground floor are carpet
  • The covering on stairs and upstairs hallway are carpet
  • There are 9 stairs to a small landing followed by 3 stairs to another small landing then a further 5 stairs to the first floor landing where our guest bedrooms are situated (see ‘Bedrooms’ for further information)
  • The stairs are 16cm high, 28cm deep, 81cm wide
  • The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements

Public Areas – WC

  • Bedrooms are en suite but a public WC is not available

Breakfast Room & Sunlounge

  • Breakfast is served in the breakfast room on the ground floor
  • Furniture is flexible and can be moved on request
  • Menus can be provided in large print if required. We regret we do not have the facilities to prepare documents in Braille.
  • The small sunlounge has a range of seating and a table with magazines and attraction leaflets

  • There are 5 bedrooms, all are on the first floor. All are fully carpeted
  • There are en suite facilities in all rooms consisting of a shower, WC and wash basin
  • All beds are divans and the beds are made with synthetic duvets and pillows
  • We are happy to provide sheets and blankets if preferred. Please specify before arrival if required
  • There is a double wardrobe, dressing table and/or chest of drawers in each room
  • Tea/coffee making facilities and bottled water are provided
  • We also provide a hair dryer and a selection of books
  • There is a folder in each room, which contains further information and details of emergency contacts including doctors
  • Freeview TV with remote control and teletext is provided in all bedrooms. A DVD player is available

  • Can either be a king size bedded room (5ft bed) or a family of 4 (with the addition of two z beds) bedded room
  • There is access to each side of the bed

Bedroom 4 (single room overlooking back garden)

  • There is access to one side of the bed

Bedroom 5 (double room overlooking back garden)

  • Double bedded room (4ft 6in bed)
  • There is access to both sides of bed

  • Flooring is of non slip vinyl
  • The shower cubicles have a step/edge of between o-19cm high
  • The pedestal basins are 80cm high.
  • The toilet is 44cm high
  • There is good lighting with mirror and shaver point
  • Good colour contrast of floors, walls, fittings and fixtures


  • We have a medium sized enclosed garden (flower borders and lawn), which is available for guests to sit in (patio table and chairs available)
  • Access to the garden is via the door from conservatory with a step down leading to the patio

Additional Information

  • The seafront as approx 200 metres walk from the Guest House where there is a promenade and pier
  • Mobile phone reception is generally good
  • There are fire extinguishers in the entrance hall and at the top of the stairs
  • We are able to use the front and back doors in the need of evacuation, the fire alarm rings continuously if evacuation is needed. We also have emergency lighting if there is a power failure. If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
  • We are a No Smoking building (smoking is only allowed in the front car park)
  • We are happy to refrigerate any medication. We can also keep any perishables (such as cream) in our fridge for a limited period
